The Avroy 38 project involves the renovation of a building in Liège (38, boulevard d’Avroy). The existing office building is being renovated without planning permission, as the front facade is being restored to its original state, and all other work is being carried out inside the building, without any change of use.

The two main challenges of this project are :

• To create offices that are as comfortable as possible, while taking into account the constraints of an existing building, and in particular the existing relatively low clear heights.
• Meet the deadline set by the end user (offices to be fitted out by the end of December 2023). The user is celebrating a historic event in 2023 and is keen to communicate this as part of the new building.

The complexity of the renovation project and the project owner’s desire to work with separate trades naturally led him to work with Immo-Pro to achieve optimum control over deadlines, budget and quality.

Immo-Pro’s mission (MOD) covers the aspects of Project Management and Quantity & Quality Surveyor, from the preliminary design study, including project optimisation, right through to handover of the works, acting as conductor throughout the project.
